How to Boost AirBnB Occupancy Rates with ChatGPT-Assisted Copywriting - Medellín AirBnB Management

all right so I'm gonna jump on and take you through how I use chat GPT to help me boost the occupancy rates of my Airbnb listing so my wife and I we run a property management company in Medellin got about 14 or 15 listings and I use chat GPT to help me streamline the copywriting process now Chad

GPT is great for helping with the copy it's not by any means perfect and you'll definitely need to edit but it really helps with speeding up the process and so I want to start by taking you through the prompt that I use and taking you through my process alright so let's jump on into it here I got

some bonobo going in the background but the audio should be okay all right so I have a let me do this one there we go all right so I have like I said we have a bunch of listings and so what we're gonna do is we're gonna use the listings with the highest occupancy rates as our examples

okay so I have this prompt here that I'll show you please provide three variants of one a new Airbnb listing description with no more than 500 characters and another three variants of an optimized Airbnb listing title with no more than 50 characters using the following example output what's listed below and inputting the following key highlights of the

new listing so this is how I generate the new listing I basically provide a bullet list of highlights then I have example listings now I want to update these listings and I'm going to show you how I'm going to do that what I'm going to do is I'm just going to go and I'm going to take the

highest performing listings [Music] all right that's not what my new baby just saying what's up all right so what I'm gonna do is I'm gonna go to my listings [Music] and I'm just going to copy the title and the descriptions because obviously they're working now obviously you know it's not solely because of the copy um you know

they're in great locations that kind of stuff but I'm just gonna model what's what's already working right [Music] so let me do that okay so bright apartment so Berlin Belen Ikea all right so I'm going to take those three so this one and this one and what was the third one Ikea this one all right so I'm

gonna update my prompt with these listings because again it's working so if it ain't broke don't fix it I heard you I heard you nice job you know what I'm talking about right all right so let's take this one and providing examples to chat GPT is really important in getting a good output right because if you don't

know how to use and really you know get the desired output um then you know you're not going to get anything productive or uh effective all right so yeah that is a very good same description all right so that is that one now I'm gonna go to the second one I'm gonna copy this I actually I like

this description uh even though it's not getting high occupancy rate I do like that as a copy output so I'm going to keep that and then I'm just going to use the third one here yeah you know we're we have a few listings with almost 100 occupancy which is pretty cool um Medellin is Bowman and uh um

four okay that's in Spanish um that is a little bit tricky ah here we go we have English Too Perfect let's make sure the English translation is good okay I'm just going to adjust this slightly our apartment is quietly foreign targeted to Spanish speakers primarily so although we have gotten some Gringos just to make sure this is

um not too many characters a listing limit is 500. yeah fast that's too many questions foreign everybody wants to know about the Wi-Fi so I'm gonna add that up top patient's perfect five bucks away from the Kia Metro and the price of that shopping center you'll find June some music and shops okay so I just did a

quick rewrite all right and now we're good so I'm also going to update the listing for uh wait a second yeah all right so now we have a really good prompt right we have three examples of like almost 90 occupancy listings plus one that I wrote and I like so now what we do next is all we

need to do is basically come up with the bullet points okay so this is our new listing so uh right now this Colombian couple is hosting it but they want to get more bookings and so we're going to basically host it for them and optimize the listing the copy and Target it more to Gringos right so um

that's something that we actually do for a lot of clients and um you know we serve a lot of Colombians and so English is not their first language and so we come in and just kind of optimize the place and uh help them get more bookings so basically what I'm going to do now is I'm going to

look through the listing okay and create the highlights okay so located outside the city yeah so this is a super nice thing like super modern um luxurious modern and minimal uh stylish we can do that okay so we have a double bathroom big living room fireplace that's bedroom it looks like all the bathrooms are double bathrooms except

that one okay except that one so we have two double bathrooms it's basically like two couples okay do all right so I'm just gonna copy copy their description and then I'm just going to pull out um they're cool did I miss a pool oh cool wait is there a pool I've been to this finger so I know

there's a poll but I might not be on this one um yeah I don't think there's a pool no cool okay um foreign families in five minutes from nearby shopping malls 35 minutes from well that's another Gene 45 minutes um all right what else here oh it's so big big spacious and bright rims all right so I

think that is a wrap so now what I'm going to do so I'll take this plug it in and see what we get this is hosted by confidence oh now I'm gonna head over to my friendly robot friend chat GPT right paste it in and I'm gonna see what we get so there we go all right so

let's see what we got experience luxury and style and spacious four bedroom I think I was talking about use this modern Retreat and you're measuring out these bright rooms a large family living room and sleep design perfect for families or group of friends it's just so you have another city in Florida wow that's really good yeah I

mean updating this um The Prompt really gave us a good one so and next enjoy a luxurious getaway in a modern program views the spacious Retreat outside Imaging both Savage Farm machines ample natural light and the certain atmosphere with four bass and a room for eight guests it's ideal for couples or families to support you all right

yeah this is really good yeah I mean and then the titles are also Bob so I'm really happy with this so what I'm gonna do I like to do the description first and then do the title I just think it's like a more kind of natural progression foreign so start with the description I like this opening a

lot experience luxury and style in a spacious four bedroom finka surrounded by stunning Mountain views yeah okay this modern retreat in your Medellin so I like this line I'm going to take this line foreign pieces of like what I like from each create the ultimate description okay uh enjoy lectures get away the space Retreat yeah we already

got that okay so I want to combine this line this line take this this four and a half that's two double bathrooms for me foreign I don't want to be repetitive um at all so I'm gonna kind of combine this perfect families or groups of friends right I'm good with that unfortunately a little bit too much going

on here modern stylish Furnishings natural light and a Serene atmosphere make this I think uh retreat perfect for families or groups of friends like these so I like this 15 minutes all right yeah I think that's a wrap foreign Airport on the noise but offers easy access to local shopping malls and so let's see what we're at

on the word count all right we're good 444 characters I'll do a one final proofread experience luxury and style and a spacious stages four bedroom paint goes surrounded by stunning Mountain views all right I think that's a wrap then let's look at the title I really like that I like stylish Mountain retreat [Music] so I like to

put like a Sizzle in the title here see how that is okay awesome so yeah I'm gonna add a mountain because we have enough characters wow there we go I like it I like it perfect that's it so there we go now we have the title we got the description and we are ready to list so that's

how I do my Airbnb listings and uh like I said we're above average on the occupancy right now um we have several new listings so that's taking our uh driving our average occupancy down but um I think we're about 74 occupancy over the last year so you know this is a proven method to uh get high performing
